Many Kaerek Homes subdivisions offer sites that range in size and are fully improved with municipal sanitary sewer and water systems, a storm sewer system, paved roads with concrete curb and gutter, and underground electric, telephone, CATV, and natural gas service.

Kaerek Homes’ sites are offered for either immediate or future construction.

Lot Purchase Financing

By special arrangement with private lenders, Kaerek Homes, Inc. offers financing for the purchase of a Kaerek homesite with as little as 10% of the site’s sale price as the total down payment. Because the lenders are experienced with the development expertise and financial stability of Kaerek Homes, there is no requirement of expensive appraisals, surveys and other costs associated with conventional lenders. The loan need not be amortized (payment of monthly interest is required) and no escrow account is necessary for taxes or insurance. Loan commitment takes only a few days for qualified borrowers. Special Home/Lot Packages

Site Improvements

What are site improvements and what do they cost?

Beyond the model’s base price and lot price, every construction project requires the building site to be improved. Connections need to be made to hook up to city services and impact fees and permits are determined by the municipality.

Some of the most common site improvement costs are building permits, municipal bonds, impact fees, surveys, erosion control, dumpsters, site clean-up, grading, stone, trucking of excess soil, culvert pipe, concrete conveyor, sewer/water laterals, storm sewer connections, well, septic system, tree removal, and sewer/water connection fees.

Not every lot needs all of these items. Every city, village or town has their own requirements.

At Kaerek Homes, we make the building process easier concerning site improvement costs. We assign a fixed site improvement cost to all of our subdivisions and never exceed that cost. If an unexpected site improvement cost were to increase during construction, your contract price for site improvements will never increase when building on a Kaerek subdivision lot.
